I am dorian Zhuja
I dived into the world of property development in early 2023. However, I had always been involved in construction in some way prior. My father had been delivering high-quality refurbishments and extensions for clients for around 2 decades. I came along with the idea of building out our own projects, and not standard refurbishments but ground-up developments! Before proposing the idea, I studied all the relevant literature around property developments and raising finance. It was then time to put it into action. Since, we’ve been building new build houses as our primary focus. I oversee the entire process, from site finding to practical completion. In early 2025, I came up with the idea for Saint Park. A company dedicated to seeking new development opportunities. We also help others get their developments going with advice or project delivery.

We take a developer-led approach. This means that we understand the work required to make a development feasible and deliverable. We work with professionals in the process. There isn’t a specific institution to verify a developers capability, but the work speaks for itself. We’ve built one of the most unique homes in England. In addition to that, we are willing to invite clients to see our ongoing projects. Plus, we are happy to cover the costs incurred in verifying the information given depending on the request. For example, if we’ve given you an estimate on the existing value of a property, if you are unsure on our valuation we can cover the cost of a RICS chartered surveyor confirming it. The cost in this situation will only be covered by us if the landowner moves forward with our proposal, such as a land promotion agreement, and also if the result is not within the estimate we gave. If the estimate given by the RICS chartered surveyor is different to what we suggested, we will revisit our offer. This case is unlikely but helps validate our input.

This depends on the context. For example, we appraised a site that worked at the asking price of £150,000. This had planning for a single dwelling. So, who made the gain here? The landowner made an additional £150,000 for the end of their garden they weren’t using. Also, the developer is set to earn a six-figure profit on the project. The landowner made £150,000 because of the location and size of the approval. A more sought-after area and a larger development would provide a bigger return. The developer in this instance, they earn more by keeping costs as low as possible and providing a quality finished home. There are various scenarios. Developments can be profitable for everyone involved. If a site doesn’t work financially or is ‘maxed out’ in terms of development, we’ll waste no time and tell you.
