Project Delivery 

Once planning is achieved or if a property already has planning, we can offer assistance to the landowner in building out the project. By providing project delivery services, we help owners release the value unlocked in their property.

Here’s how we can help:

Build-out 

We can act as a client-side project manager and hire the construction team. We ensure that the project goes smoothly. Our fee is 15% on build costs, with a profit share between 10-20% requested on net profits if we are helping with funding or major decisions.

Project oversight

We provide tailored support where it’s most needed. Whether that’s offering a second opinion to experienced project managers or guiding first-time developers through their first scheme. Our service is delivered on a fixed-fee basis, with pricing dependent on the size and complexity of the project.

Tendering service

We can help source the right team, suppliers, or materials for your project. This service can be provided either for a fixed fee, based on the scale of the request, or through a service charge arrangement.

Landowner JV Advisory

We can assist landowners in setting up a joint venture (JV). We request 5-10% of equity for the advisory position. Though, a fixed fee is charged initially to review existing documents/proposals.

  • This depends if you are confident in preparing all the relevant documentation required for contractors to use to build out the project for you. If something isn’t ready because you didn’t arrange it, it can cause delays which can become costly if finance is involved. We solve that by providing a hands-off approach. You will only be required to pay invoices and listen to updates on your project!

  • This depends on the size of the project and availability. However, if we agree terms today, but there are numerous tasks to deal with prior to works starting, the build itself may not start for 4-5 months. This is common in new builds where we have to discharge conditions set by the council, alongside preparing technical drawings by architects and structural engineers. Though, every project is different and we can give you an indication.

  • Absolutely. We often collaborate with architects, engineers, and contractors, ensuring everyone is aligned and the project runs smoothly. However, your selected professionals must be able to perform when required as there can be delays. We would also require them to have the relevant insurances in place to safeguard the project.

  • If you are considering a build-out service, come and check out one of our ongoing sites. We’d be happy to show you around any finished sites if they are yet to be occupied. Simply contact us to arrange a viewing.

  • The tendering service is there when you need it. If you already have the power team in place, then it wouldn’t be as useful. However, unless you are very experienced in developments, it is very tricky to have a strong contact list of all the reliable persons needed for a new-build project especially with the fast changing economic environment. You might be using an outdated product of which alternatives exist at a better price and better quality.

  • Yes. If you decide to work with us in an arrangement where we are obtaining a profit share, we would need to oversee costs involved. Alternatively, we can take a look at the budgets allocated as an advisory solution.
