Acquisition Support
Individuals or businesses that are on the lookout for development opportunities, may require acquisition support. We request details of what exactly is being sought, such as location, profit margins, development type and so on.
To begin our search, a discovery fee from £750 + VAT, dependent on request, is invoiced. This allows us to commit to finding a deal that meets your requirements.
Once a deal is found that meets your criteria, we charge a further fee on the purchase price
On-market deal - in addition to the discovery fee, a charge of 1% + VAT on the purchase price. No minimum fee will be requested.
Off-market deal - in addition to the discovery fee, a charge of 2% + VAT, with a minimum fee of £5,000 + VAT, on the purchase price.

Yes. We negotiate with agents, sellers, or landowners to secure the best possible terms and protect your interests.

We’ll search for you, however, we won’t negotiate on your behalf unless we have confirmed you have the money to actually move forward with the deal. So it’s best to send us this when paying the discovery fee.

If a deal falls through and it’s a fault on the seller’s side, we won’t charge you the purchase fee and we’ll help you look for something else. The discovery fee would have to be paid again, as this at minimum covers our cost in searching for a deal. There can be problems in the legal stage of purchasing a property that are outside of our control. However, your solicitor is there to help.

That is fine. We will only provide you with something that meets your criteria 100%. If we find something that meets your requirements and you don’t want to go ahead with it, that’s fine but you will be required to pay another discovery fee for us to continue the search. Your criteria must be realistic or we will refuse to help you.

We have a quick appraisal method we use for all sites. On first glance if it meets your criteria, we’ll initiate a more detailed appraisal. We’ll then propose this information to you.
If you are wanting additional services relating to a property we offer these via our advisory service.

Yes. We provide an independent review of the site’s viability, risks, and potential returns before you commit. Although, this is technically an advisory request.
